Lease assignment to guarantor – leasehold covenants release – void transaction

This case revisits the continuing debate as to the legal effect of the release of a guarantor upon the assignment of a lease by the tenant (T1). Here the tenant purported to assign the lease to its guarantor (G1), with the consent of the landlord.
